Buying a house is exciting and stressful in equal measure with some challenging and important questions to answer:
- How much can I afford to spend/borrow?
- What would my finances look like if I borrowed this much?
- How much will I have left in my savings after buying a house?
- How much would I be able to save each month/year?
This Excel spreadsheet will help you to answer those questions.
This spreadsheet is designed to help you plan your house purchase, whether it's your first or you're a well-seasoned property buyer. It's something that I designed when we were preparing to purchase our first home and helped us to understand how much we could spend, what our finances might look like at different mortgage repayment rates and to decide whether there were things that we might be willing to compromise on for the right house. Gym membership, I'm looking at you!
This spreadsheet is designed for two buyers sharing the cost of a purchase in the UK, but all of the item rows are editable so you can specify e.g. the taxes and fees applicable in your nation. You can specify how you intend to split your monthly outgoings, for example, if one of you earns more and pays a proportional share for your outgoings. If you are a single purchaser buying alone you can still use this sheet. I'll add a single-buyer version of the sheet to the shop soon.
You can personalise the sheet by adding your names, which will be copied through to all the necessary places in the sheet allowing you to easily understand the calculations. You can edit the tables to include any home improvements you need or would like to spend money on after the purchase and see how much you would have left in savings. Enter estimated mortgage repayments and your monthly expenses to see how much you would have for leisure or savings each month or year.
